EXTERIOR RENOVATIONS – HIGH LEVEL UPDATE

Dear Residents and Tenants:

We will strive to provide monthly updates on the status of the exterior renovations. This is a high-level update pulled from a site status report provided by RDH Building Science. Please note that we will continue to provide specific notices to units when we need access.

Phase 1 (Units “05”, “06”, “07” and “08”)

Scaffold Removal:Complete with some exceptions.
Miscellaneous:Remaining stucco and sealant work on base of building is underway. Need to remove beams to complete.
Miscellaneous:Once scaffolding removal is complete for both Phases, please report any additional “nail pops” or cracks so they can be addressed at end of project.

Phase 2 (Units “01”, “02”, “03” and “04”)

Window Deficiencies:Complete.
Scaffold Removal: Scaffold removal is underway and down to Level 14. They have added a second hoist to help with scaffold removal.
Miscellaneous:Lower floor finishing work is affected by beams which need to be removed to complete.
Miscellaneous: Once scaffolding removal is complete for both Phases, please report any additional “nail pops” or cracks so they can be addressed at end of project.
General Completion: Aiming for early June 2022.

Fob Audit

Dear Owners and Residents:

This is a reminder that Strata is undertaking the verification of the FOBS (transmitter) and strata lot information for security reasons. This will help determine the exact number of FOBs that have been distributed and allow Strata to disable any lost or inactive fobs.

Instructions

  • Residents/Owners must present their FOBS for verification to the Concierge in person during regular concierge hours.
    • The deadline for this audit is 4:00 pm on Friday, May 27, 2022.
    • After this, any FOBs that aren’t verified may be deactivated.
  • In addition, the following must be brought to the Concierge:
    • A filled out Fob and Strata Lot Information Form (available in the lobby, or download from here);
    • Valid government picture ID for concierge to verify against owner registry;
    • For renters only, a letter from the owner of the Strata Lot authorizing the renter to complete the audit, or a copy of the tenant information form (Form K).
  • If you have any questions, please contact the Strata Manager.

FALSE ALARM  

Dear owners and residents,

A fire alarm late in the evening of April 5, 2022 was triggered by cooking smoke that got into the hallway.

Residents are reminded to practice kitchen safety rules to help avoid possible fire and smoke. Please turn on the range hood and open windows to vent smoke out.

Window Deficiencies: Complete.
Scaffold Removal: Complete with some exceptions.
Miscellaneous: Remaining stucco and sealant work on base of building. Once scaffolding removal is complete for both phases, please report any additional “nail pops” or cracks so they can be addressed at end of project.

Phase 2 (Units “01”, “02”, “03” and “04”)
Window Deficiencies: On-going for interior deficiencies. Exterior deficiencies complete.
Scaffold Removal: Scaffold removal is underway and down to Level 22 but will be slow due to height and only one hoist now available.
Miscellaneous: Remaining stucco and sealant work on base of building. Beams supporting the scaffolding need to be removed before this work can be completed. Once scaffolding removal is complete for both phases, please report any additional “nail pops” or cracks so they can be addressed at end of project.

General Completion: Aiming for May 2022.

Portion of Homer Street to be closed March 19 

Dear residents,

Please be advised the Mega Hydronics Inc and Eagle West Crane will be onsite on Saturday, March 19 from 7am – 5pm to facilitate the make up air replacement. The work will mean that a portion of Homer Street between Drake and Pacific streets will be temporarily closed.

There will only be limited vehicle access with extenuating circumstances. Trying to accommodate vehicles and special requests is a distraction to the traffic control team and can cause delays to the crane, incurring additional costs.

The City of Vancouver has been instructed to hood all meters and mark them ‘no parking’ during the work. Any vehicles not related to the work will be ticketed and towed at owners’ expense if parked on Homer Street between Drake and Pacific. Access to the parkade and lobby is available via the back alley.

Pedestrian access is allowed on sidewalks except on the west sidewalk during the removal of the old rooftop unit and installation of the new unit. The east sidewalk will remain open at all times.

BUILDING ENVELOPE RESTORATION -WINDOW BLIND INSTALLATION UPDATE

Dear owners:

JJK Developments Inc. is the contractor who has been responsible for the finishing around our new windows during the remediation project. JJK was also one of three PP2 approved contractors for blind installation. We have been advised that JJK will have completed their contract by Tuesday, February 15, 2022.

That will leave only two approved contractors for blind installation:

• Cityscape Maintenance Services, contact Tony Dohaniuk, (778) 385- 1976
• Shine-A-Blind, contact Peter at peter_shineablind@telus.net, (604) 455-9974

Residents who choose to hire a contractor other than the two above to install window coverings must submit a request for permission to Bryan Chen, PP2’s Property Manager, at Bryan.Chen@fsresidential.com. Approval by your Residential Committee will be contingent upon the owner agreeing to sign an indemnity agreement (holding the Strata harmless in the event of damage to the building) and to a post-installation inspection.

Approval to hire an unauthorised contractor is required to ensure that the rainscreen membrane in the header of some of the windows is not punctured, and the window warranty is not voided, by improper installation.
