Residents/Owners must present their FOBS for verification to the Concierge in personduring regular concierge hours. Please complete the attached Fob Audit Form accordingly.
In addition, the following must be brought to the Concierge:
A filled out Fob and Strata Lot Information Form (see attached);
Valid government picture ID for concierge to verify against owner registry;
For renters only, a letter from the owner of the Strata Lot authorizing the renter to complete the audit, or a copy of the tenant information form (Form K).

If you re-installed your blinds on your own or used a contractor that was not approved by the Strata Corporation, the window warranty may be voided and any costs associated with repair or replacement will be charged to the owner of the unit.
Referring to the photo, boring holes in the fiberglass window frame is discouraged. The one circled in red actually penetrates the glazing leg of the window and may have broken the inner pane of glass. Cascadia Windows and Doors published guidelines / project specific shop drawings that were provided to the approved blind installers.
If you are uncertain whether your blind installation was done correctly, please contact Cam Carruthers (cam.carruthers@fsresidential.com) and an inspection (at owners expense) will be scheduled.

As soon you receive this Notice, we encourage you to register for the meeting. The General Meeting will be held virtually via computer, laptop, tablet or smartphone. Google Chrome is the preferred browser. Owners who choose to use iOS based devices (iPad and iPhone) please references the FAQ for dial in details. VR2540 Strata and Section elections
According to our bylaws, the two towers of Pacific Point 1 (PP1) and Pacific Point 2 (PP2) are part of a single Strata Corporation (VR2540) governed by a Strata Council. The Strata Corporation is subdivided into one Residential Section and one Commercial Section, each governed by its own Section Executive. The Residential Section is further subdivided into the two PP1 and PP2 Residential Committees. PP2 owners can elect up to 3 PP2 owners to the Strata Council, and 6 PP2 owners to the Residential Section Executive. Below are bios of the PP2 owners who intend to run this year, some who currently serve on the PP2 Residential Committee and are running for re-election.
Daria Wojnarski, Incumbent Vice President
As a current member of the Pacific Point II Residential Committee, I wish to stand again for the upcoming year. I have been on the committee since 2018.
As all owners are aware, the massive building envelope repair is almost finished. I, along with other members of the committee, have spent many hours reviewing legal and engineering reports, emails and letters. It has been a big time commitment, but I have been happy to be involved.
It has been a pleasure to work with the other members of the committee, all of whom are dedicated and respectful of each other, allowing us to work together with a spirit of cooperation. I’m committed to protecting the investment and interests of all the owners, including maintaining the common property, managing the finances, and creating policies that promote harmony between residents and owners.
Professionally, I have a journalism degree. I recently retired from my communications and media relations job with the Vancouver Park Board.
Joyale Manuel, Incumbent Secretary
I joined the Council in 2018, and have been pleased to serve as Secretary this past year. Like the others on the committee, I strongly believe that we need continuity in the coming year to effectively deal with the challenges of a major building remediation project during a global pandemic. That is why I am asking for your support as I stand for another year.
I have over twenty-five years experience in customer service and have managed teams of up to thirty people. Council has reviewed a lot of information in making its decisions over the past year. With the guidance and expertise that the original members have contributed to the newer members such as myself, the Owners have benefited from Council volunteers that work well together and will continue to have the owners’ best interests in mind.
Alvin Wong, Incumbent Treasurer
It has been my honour to have been a member for Strata Corp VR2540 and Pacific Point phase II. As a member for the past years it has been a pleasure to use my knowledge in insurance, finance and construction to help ownership find good solutions to complex problems. As the treasurer, I have assisted in preparing the budget and helping to ensure that our operating funds fulfil our needs in the long term.
Professionally, I hold a CPA, CGA, and CRM designations, and have been involved in multiple industries as an analyst, which has afforded me training in insurance, construction law, financial processes, and financial system implementations.
Finally I ask everyone to recognize the enormous efforts that the current and past members and committees have put into advancing us to where we are currently as a group, and ask any interested to please consider entering into this foray either in an official capacity, or via committees as there is always work to pick up. Bravo team!
Greg Frey, Incumbent
I am an Original Owner and have been an elected committee member since the first AGM in 2013. I have continued to focus on the building remediation, deficiency reports, warranty claims, bylaw amendments, as well as the legal proceedings. The current residential committee has been a great team and has worked well together over the past year to address the many issues facing the building as well as planning for the future.
I hope to retain the support again of the PP2 Owners for the coming year. These deficiency and legal issues are a long-term game and we need to keep the pressure on the responsible parties to ensure we receive some compensation. The current PP2 residential committee has worked hard as a team and I would ask for your support for it to continue as a whole, especially given our complicated building history that requires historical knowledge from 2013 and earlier. I have been working for the past decade as an International Sales Director in the space industry and previously as a Sales Engineer. I have a degree in Engineering Physics from UBC and enjoy travelling and diving in my personal time.
Jaime Woo, Incumbent
One of the original owners, it has been an honour for me to serve on this Council team since its founding in 2013, and for five of those years as President. That history and knowledge of our building will bring much needed continuity as we move forward. I commit my full support to the committee as we face significant challenges with our envelope rejuvenation and other on-going maintenance projects. I remain passionate about maintaining and increasing our property value, providing transparency in communication, and closely monitoring expenditures.
Professionally, I have worked as a project manager for over 20 years, specializing in organizational process improvements and change management.
Libby Davies
I have been a resident owner of PPII since 2013 and have a keen interest in ensuring our building and community are in good shape. I appreciate the hard work that our Strata Committee does, especially during the challenging times of building remediation and COVID. I have an extensive background of over 30 years, in public policy, advocacy and board governance. I would like to contribute to the ongoing team effort to ensure that PPII is strong and representing the interests and concerns of our PPII community.
Please note that Guy Dugas, your current PP2 Residential Committee president, has withdrawn his name from your June 2022 AGM package‘s list of candidates for Strata Council and Residential Section Executive.

Please be advised that between May 17th and May 24th, there will be a generator on the roof of the pool area and level 4 on Homer St. and Drake St. to assist with cutting the beams supporting the scaffolding. These beams need to be removed so the remaining scaffolding can be dismantled.
